FAQ

Questions we hear every day.

What does a construction compliance firm do?

We handle the compliance work for you: researching what's required, preparing and filing applications, tracking plan review, answering comments, scheduling inspections and closing permits out. You keep building, buying or running your business.

Do you work outside Miami?

Yes. We're based in South Florida with offices in Coral Gables and Brickell, and we work across the whole state. See our locations page.

What's the difference between you and a permit runner?

A permit runner submits paperwork. We're construction compliance experts: we review your project against the code and zoning rules, fix problems before the city sees them, and manage every permit, inspection, certificate and license through to the end.

How much does it cost?

It depends on the scope of the work and the municipality. Send us the details and we'll give you a written quote before any work starts.

How fast will I hear back?

We reply to every quote request within 1 to 2 business days.

Do I need to be there for inspections?

Usually not. We coordinate access with you and handle the scheduling and follow-up.

Can you provide a contractor, architect or engineer?

Yes. If your retroactive permit or project needs a licensed contractor, an architect or an engineer, we have them covered. Everything is under one roof, so there's no chasing different contractors.

Can you help if my contractor disappeared?

Yes. We can file a change of contractor so a new licensed contractor can take over and finish the permit.

Is my information private?

Yes. We use what you send only to respond to your request and work on your case.

Can you get my fines reduced?

Many Florida cities and counties let owners request a fine or lien reduction once the violation is corrected. Whether you qualify depends on the jurisdiction and the case history. We'll tell you after reviewing your file.

Will I have to tear out the work?

Not always. If the work can be brought up to code, it can often be permitted after the fact instead of removed.

Do I need to find my own contractor, architect or engineer?

No. We have licensed contractors, architects and engineers covered, and we manage them for you. Everything is under one roof, so you deal with one team instead of chasing several.

Will unpermitted work affect a sale?

It often comes up in the buyer's inspection or lien search, and lenders and insurers may ask about it. Legalizing it before you list removes the question.

My contractor disappeared. Can the permit still be closed?

Usually, yes. A change of contractor lets a new licensed contractor, or in some cases the owner, take over the permit and finish the inspections.

Can I sell with an open permit?

Many buyers, lenders and title companies ask for open permits to be closed before closing. Starting early avoids a delayed closing.

Can I keep working while I fix it?

No. Work covered by a stop-work order has to stop until the order is lifted, and continuing can bring more fines.

What is a special magistrate hearing?

Many Florida jurisdictions send code cases to a special magistrate, who can set deadlines and fines. Arriving with a clear plan and timeline makes a real difference.

How much does the report cost?

$199 flat per property. If we find something, you also get a quote to clear it.

Isn't this the same as a title search?

No. A title search focuses on ownership and recorded liens. Open permits and code cases often sit in building department and code enforcement records that a title search may not cover.
