Certificate of Use and Business Tax Receipt
Before a business opens, most Florida cities and counties require a Certificate of Use confirming the space is approved for that use, plus a local Business Tax Receipt. If your business doesn't match the property's zoning or last approved use, the opening stalls. We check it before you sign and handle the applications.
Who this is for
- Restaurants, gyms, retail stores, offices and medical practices
- Landlords filling a vacancy
- Franchise and multi-location operators
- New owners taking over an existing business
How we handle it
Zoning and use check
Ideally before you sign the lease, we confirm the space can legally be used for your business.
Certificate of Use
We file the application and coordinate any required inspections, such as fire.
Business Tax Receipt
We file the city and county Business Tax Receipt applications.
Renewals and changes
We handle renewals and updates when ownership or use changes.
Questions we hear
The last tenant ran the same kind of business. Do I still need a Certificate of Use?
Often, yes. Many jurisdictions require a new certificate for a new owner or tenant even when the use stays the same.
What if my use isn't allowed in that space?
You may need a variance, a special exception or a different space. We'll tell you which before you commit.
Can I open while the application is pending?
Generally no. Operating without the required approvals can lead to violations and fines.
